Policy / Rules

2 night minimum stay is required. The house and hot tub are too costly to clean and stock for just one night! No one night stays will be allowed (unless there is one night "stranded" by itself, but it never hurts to ask)


3 p.m. check-in / 11 a.m. check-out ( If you need an early check in or late check out, PLEASE make request at time of reservation

50% of the payment is due at time of reservation, if prior to at least two weeks before arrival, with signed rental agreement.  If two weeks or less before your arrival, we reserve the right to ask for full amount of rent & taxes.

Credit card deposits and Rental, other fees will be charged a 3% transaction fee.

Cancellations prior to 30 days before arrival will receive a full refund minus a $30 booking fee. Cancellations less than 30 days prior to arrival will receive a refund (less $30) only for the days we are able to rebook the house. If you do need to cancel, please be aware that if you do not give us time to rebook the house, a refund will not be given.

We certainly try to work with any guest regarding refunds ...within reason!

SLEEPING ACCOMMODATIONS ARE FLEXIBLE AT BEEFYS LET US OUT LINE THE VARIOUS CONFIGURATIONS SO YOU CAN DETERMINE FOR YOURSELF IF YOU WILL BE COMFORTABLE

DOWN STAIRS WE HAVE OPTIONS ALSO,  THERE IS A COMFY INFLATABLE MATTRESS THAT CAN BE SET UP ON THE FIRST FLOOR OR TWO CAN SLEEP IN THE TWO RECLINERS DOWNSTAIRS THEY ARE JUST LIKE A COMFY RECLINER AT HOME WITH AN ALMOST FULL RECLINE. SO IF YOU ARE ON A BUDGET OR JUST FEEL THE MORE THE MERRIER OR JUST A BUNCH OF FRIENDS WHO WANT TO RELIVE THE CLOSE QUARTERS OF COLLEGE DAYS IT CAN HAPPEN AT BEEFYS
